What is a good EPC rating?

A good EPC rating is C or above. New-build homes typically have EPC ratings of A or B.

An EPC rating of E, F, or G means that your home is below the average level of energy efficiency in the UK.

Can you fail an EPC?

No, you cannot fail an EPC. The lowest rating is G, but this does not mean that your home is uninhabitable. It simply means that your home could be more energy efficient.

When do you not need an EPC?

There are a few cases where you do not need an EPC, even if you are selling or renting your home. These include:

  • Homes that are listed, protected, or in a conservation area
  • Holiday accommodation that is rented out for less than 4 months a year
  • Residential buildings that will be used for less than 4 months a year
  • Buildings that are due to be demolished

How long does an EPC last?

What are the EPC rules in rental homes?

Currently, rental homes must have an EPC rating of E or above. However, new rules are coming in that will require all rental homes to have an EPC rating of C or above by 2028.
